Ask us directlyLakewood sits at about 5,518 feet, on Front Range ground where a January afternoon can swing 40-50 degrees before dinner. That's a freeze-thaw cycle happening inside a single day, and it works on bare concrete every winter it's left unsealed.
Underneath that, most of the Front Range sits on expansive clay soil, the kind that swells when wet and shrinks when dry. The Colorado Geological Survey has documented that expansive soils cause more property damage statewide every year than floods, tornadoes, and earthquakes combined, and a driveway or garage slab is usually where that movement shows up first as cracking.
Then there's what gets tracked in on your tires. Jefferson County and CDOT crews use magnesium chloride to de-ice winter roads, and it rides home on your car and drips onto the garage floor. Mag chloride is hygroscopic, it pulls moisture out of the air and keeps concrete damp, and a few winters of that cycle is what turns a clean gray garage floor into a scaled, pitted mess. A sealed epoxy system stops that cycle at the surface instead of leaving bare concrete to absorb it.

The right prep for a slab depends on when it was poured and what's around it. Here's how that plays out across a few Lakewood areas we work in often.
Applewood's mid-century ranch and split-level homes went up mostly between 1940 and 1969, well before a vapor barrier under a slab was standard. Bear Creek's lots along the creek carry their own moisture profile from being close to running water. Both are exactly why we run a moisture test on every basement before quoting a coating system instead of assuming a slab's condition from its age alone.
Green Mountain sits against William Frederick Hayden Park, and a lot of its lots are graded into the hillside. On a sloped lot, water sheds toward the garage door differently than it does on a flat pad, and we check that grading before we ever grind a slab so runoff moves away from a new coating instead of pooling against it.
Belmar's mixed-use redevelopment brought newer construction to that part of Lakewood, which generally means a slab poured with more current vapor-barrier practice. Newer doesn't mean untested in our process, we still run the same moisture check, it just usually comes back cleaner.
